Newport Property Challenges

Interior walls vary significantly from one street to the next in Newport. What works on a new-build in Llanwern will not work on a Victorian terrace in Maindee. Getting this wrong is where cheap jobs fail.

Victorian Terraces

Solid brick construction with no cavity wall, common in Stow Hill, Baneswell, Maindee, and Pillgwenlly. Interior walls are typically finished in lime plaster, which is soft, slightly flexible, and breathable. Lime plaster requires breathable paint systems. Sealing it with modern vinyl emulsion traps moisture inside the wall, leading to damp patches and bubbling paint.

Hairline cracks are common and need flexible filler before painting. Bay window reveals and chimney breast alcoves often have uneven plaster that needs attention before gloss or satin finishes are applied.

Post-War Estates

Properties built in the 1950s to 1970s in Malpas, Bettws, and Ringland typically feature smooth sand-cement plaster or early gypsum finishes. These are harder than lime but can suffer from localised settlement cracks. Solid external walls in this era are also prone to condensation on north-facing surfaces, particularly in kitchens and bedrooms. A moisture-tolerant primer before painting reduces the risk of recurring staining.

1970s and 1980s Properties

Artex ceilings are widespread in Malpas and Ringland. Heavily textured swirl or stipple patterns need either sealing and painting over (if in good condition) or skim plastering before a smooth finish can be achieved. We assess condition first and advise on the right approach before any work begins.

New-Builds

Plasterboard throughout in Llanwern and Langstone, with a smooth skim coat applied during construction. New plaster needs time to dry fully and a mist coat (heavily diluted emulsion) before standard paint is applied. Skipping the mist coat causes the topcoat to peel within months. We never skip it.

Surface Preparation

The quality of the finished wall depends almost entirely on the work done before paint is applied. A good painter spends more time on preparation than on painting.

Filling

Hairline cracks in lime plaster need flexible decorator’s filler, not rigid compounds that crack again with seasonal movement. Larger holes are built up in layers and sanded flush.

Sanding

Previously painted walls are sanded to remove sheen and give the new coat something to grip. Gloss or eggshell surfaces need a thorough key before water-based topcoats adhere reliably.

Priming

Bare plaster, repaired patches, and new plasterboard all need a primer or mist coat before topcoats are applied. Using standard emulsion straight onto bare plaster draws moisture from the paint too quickly, leaving a patchy finish.

Sealer on Old Plaster

Very old or porous lime plaster may need a stabilising solution before any paint goes on. This consolidates the surface and prevents the topcoat from soaking in unevenly. Common on Victorian properties in Stow Hill and Baneswell.

Condensation Treatment

On solid-wall properties prone to damp patches (particularly north-facing walls in Malpas and Ringland), we apply anti-condensation primer before painting. This reduces surface temperature differential and helps prevent mould returning.

Cutting corners on any of these steps is why paint fails early. We build preparation time into every quote.

Our Interior Painting Process

1. Free Site Visit

We visit the property, assess each room, and identify what prep the surfaces need. We discuss paint types, finishes, and colours at this stage. No obligation and no charge.

2. Written Quote

You receive a fixed price covering all labour and materials. We break it down by room so you know exactly what you are paying for. No day-rate charging and no variations after the fact.

3. Preparation

We protect floors and furniture, fill and sand all surfaces, prime bare patches, and apply any specialist coatings needed. This is the step that takes the most time and makes the most difference.

4. Painting

Two finish coats as standard, with full drying time between each. Cutting-in around coving, architraves, and skirting is done by hand for a clean edge. We do not rush this stage.

5. Completion and Tidy

We clean up fully before we leave. Masking tape removed, dust sheets folded, furniture returned. We walk through the finished rooms with you before the job is signed off.

Whole-House Redecorations

A full interior repaint covering all rooms, ceilings, and woodwork in a typical three-bedroom Newport terrace runs between £3,000 and £5,500. Larger detached homes in Caerleon, Bassaleg, or Rogerstone with more rooms and higher ceilings sit higher in the range.

What Drives the Cost Up

  • Old lime plaster walls needing stabiliser or extensive filling
  • Artex ceilings requiring skim before painting
  • Period features such as coving, cornicing, and picture rails requiring careful cutting-in
  • More than two coats needed due to dark existing colours or bare plaster

All prices are guides. A site visit is the only way to give an accurate figure for your property.
