Ceiling Types in Newport Properties
Newport properties span Victorian terraces to modern builds, and each ceiling type needs a different approach.


Victorian High Ceilings with Cornicing
Terraces on Stow Hill, Baneswell, and the streets running off Commercial Road were built with ceilings that reach 9 to 11 feet. Many have original plaster that has never been replaced. Ceiling roses and deep coving are common in the front reception rooms.
Working at that height requires proper access equipment, not a stepladder. Cutting in around cornicing and ceiling roses takes time. Rush it and the lines show. Our Newport painting team know these layouts well and work around the original features rather than painting over the detail.
Artex and Textured Ceilings
Homes in Malpas, Bettws, and Ringland were largely built between the 1960s and 1990s. Textured ceilings, including artex, were a standard finish throughout this period.
If your artex was applied before 2000, it may contain chrysotile asbestos. This was a common additive used before its use was phased out. We discuss this in more detail in the Artex section below.
New Plaster After Renovation or Extension
Extensions are common across Newport, particularly in Malpas, Bassaleg, and Rogerstone. When a ceiling is freshly plastered, it needs a specific preparation process before any standard emulsion goes on. Skipping it causes the paint to fail.
Loft Conversions
Newport terraces on tighter plots often use the loft space rather than extend outward. Sloped ceilings, Velux windows, and angled boards create access and cutting-in challenges that a flat ceiling does not. We work regularly on these and factor the extra time into the quote from the start.
Artex and Textured Ceilings
Artex divides people. Some want it kept and freshened up. Some want it gone. Some want a flat ceiling without removing the texture. All three are achievable.
Option 1: Paint the Artex As-Is
If the texture is in good condition and you want to keep it, painting directly over it is straightforward. The ceiling gets a thorough clean, any flaking sections are stabilised, and we apply a suitable emulsion by brush and roller. The texture pattern remains, but the surface looks clean and freshened.
Option 2: Skim Over the Artex
A plasterer applies a thin skim coat directly over the textured surface, creating a flat ceiling. Once that plaster dries, we apply the mist coat and topcoats as with any new plaster. This is the most popular route for homeowners in Malpas and Bettws who want a flat, modern-looking ceiling without a major structural job.
This option requires a plasterer to be involved before we paint. We can advise on sequencing and timing.
Option 3: Remove the Artex
Artex can be removed by mechanical scraping or with chemical softener. This is the most disruptive option and, if the ceiling contains asbestos, not something to attempt without professional guidance.

The Asbestos Question
Artex applied before 2000 may contain chrysotile (white) asbestos. This was used as a binding agent and was widespread until restrictions came into force. In good condition, it is not considered high-risk. Disturbing it, through sanding, dry scraping, or mechanical removal, can release fibres.
If your home in Malpas, Bettws, or Ringland was built before 2000 and the artex has not been tested, do not scrape or sand it without getting a test done first. Consult an asbestos specialist who can take a sample and have it analysed.
We do not remove artex from ceilings where asbestos is a possibility. Painting over intact artex or skimming over it does not disturb the material and is considered low-risk by the Health and Safety Executive, but we always recommend getting clarity before any mechanical work begins.
New Plaster Ceilings
Fresh plaster is porous. A coat of standard emulsion straight onto new plaster will soak in unevenly, dry patchy, and peel within months.
The right approach is a mist coat first. A mist coat is a heavily diluted emulsion, typically one part paint to three or four parts water, applied to the bare plaster. It soaks in, seals the surface, and gives the topcoats something to bind to. Once it is dry, you apply one or two full topcoats in your chosen colour.
Post-extension plasterwork in Newport is typically done in Thistle board finish or a sand and cement skim. Both need the mist coat process. Rushing to the topcoat to save a day is the most common reason a freshly decorated ceiling needs doing again within a year.

2. Written Quote

3. Protection and Preparation
Furniture is moved or covered. Floors are protected. On new plaster, the mist coat goes on first and is left to dry fully before topcoats. On artex that is being painted as-is, any loose or flaking areas are stabilised. On Victorian ceilings, cornicing and ceiling roses are carefully masked.
4. Painting
We work methodically across the ceiling. High ceilings require access equipment, which we bring. Cutting in around cornicing and roses is done by hand. Rollers are used across the open field.
5. Finishing and Handover
We check the finished ceiling under good light before we pack up. Protection is removed, the room is left clean, and the ceiling is ready to live with. If anything needs attention, we deal with it before we leave.
